SIL-only vacancies for NDIS participants

We also have SIL-only properties available. SIL-only refers to accommodation where residents living there do not have or need SDA housing in their NDIS plans. The SIL provider signs the lease agreement and places residents in the properties.

  • Specialist Disability Accommodation (SDA) refers to homes for eligible NDIS participants who require specialist housing, to assist with the delivery of supports that cater for their extreme functional impairment and/or very high support needs. An SDA provider does not supply the support services, but the homes in which these are delivered.

    On the other hand, Supported Independent Living (SIL) providers deliver approved in-home supports to people with extreme functional impairment and/or very high support needs to enable them to live as independently as possible with an improved quality of life.

  • SDA funding is handled separately from SIL funding in an NDIS plan, even when they are delivered in partnership under one roof.

    SDA funding will be paid to Home in Place, under a participant’s Capital Supports budget, to cover the cost of delivering and maintaining specialist housing.

    As the SIL provider, you will receive funding under the Core Supports budget, within Assistance with Daily Life.

    During our SDA and SIL partnership, we will work closely with you to ensure the home supports your service model, tenants are well matched, and transitions into new or vacant properties are well planned.

    This collaboration helps to ensure stable homes for participants while supporting sustainable, long-term SIL service delivery.

  • Yes. We provide SDA homes that have been specifically designed for participants with high support needs.

    Our team understands how to address the challenges faced by these tenants every day. We can provide advice to property developers on essential housing features that enhance independence and well-being, and align with compliance criteria under the SDA Design Standard.

  • Residents are matched to SDA homes through a careful, collaborative process that focuses on long-term suitability rather than filling a vacancy quickly.

    Home in Place works closely with SIL providers, support coordinators and allied health professionals to truly understand each applicant’s support needs, how care will be delivered, and what will help them feel comfortable in their home.

    This includes looking at the SDA design category, location, staffing arrangements, and how well residents are likely to live together. Just as importantly, it considers whether the home suits the SIL provider’s support model.

    The goal is to ensure the home is the right fit for the participant, supporting their care needs while allowing them to live as independently as possible.

    This approach helps avoid disruptions, supports smoother move-ins, and leads to better outcomes for both tenants and SIL providers.

  • As the SDA provider, we are responsible for managing and maintaining each home. This includes organising repairs, routine upkeep and planned servicing of both the building itself and any specialist disability features within the home.

    If an issue comes up, tenants or SIL providers report it directly to Home in Place, either by phone or through the online maintenance form.

    This request is then assessed and prioritised based on urgency, and the work is carried out by our in-house maintenance team or licensed contractors, depending on the location and the nature of the repair.

    Repairs related to fair wear and tear are generally covered by Home in Place to ensure the housing remains safe, functional and compliant with SDA requirements. If damage is caused intentionally, through neglect, or if access is not provided for repairs, the tenant may be responsible for the cost.

    Throughout a tenancy, open communication with the SIL provider and resident helps us to resolve maintenance issues efficiently, with minimal disruption to daily supports and routines.
